L1: SAP calculations for new dwellings, conversions or extensions

SAP stands for ‘Standard Assessment Procedure’ and is the Government’s method for calculating the energy performance of dwellings. SAP calculations form part of the government’s plan to limit carbon emissions and tackle fuel poverty.

Our SAP assessors can provide you with support throughout the process, ensuring that you have everything required to achieve Building Control sign-off.

SAP: New build

It is a requirement of Approved Document L1, that before starting work on site your Building Control Officer must be provided with a SAP calculation for each new-dwelling.

The purpose of the pre-construction SAP calculation is to confirm to Building Control that the proposed design will meet the requirements of Approved Document L1, before work advances on-site and it becomes impractical to make any necessary changes. Once construction works are complete the Building Control Officer will require an updated copy of the SAP calculation, taking account of all as-constructed data.

SAP: Conversions

When it comes to dwellings, the conversion of an existing building often represents a ‘material change of use’. If a material change of use has taken place, then we can provide SAP calculations and Energy Performance Certificates to satisfy the requirements of Building Control.

To pass the SAP calculation, and comply with Approved Document L1, the cumulative CO₂ emission rate for the dwellings contained within the building must be no greater than would have been the case had each dwelling been built to the minimum standards of Approved Document L1.

SAP: Extensions

For designs where the proposed area of glazing is in breach of the 25% glazing allowance a SAP calculation can be used to demonstrate compliance with Approved Document L1 of the Building Regulations. By conducting a SAP calculation it is possible to show that features of the design that do not meet the minimum standards of Approved Document L1 (such as the level of glazing) have been compensated for elsewhere in the design.
